Project New Build and Refurbishment Site
Site Orpington, Kent
Value £26m

Overview

Pellings were appointed by Orpington College in May 2007 as Project Managers and Employers Agent for their £26m campus redevelopment which includes a 3,700 sqm new building.

Works commenced on site in July 2008 and the new Communal and Ozone buildings were completed 11 weeks ahead of programme and within budget in November 2009.

The Communal Block included part demolition and rebuild to form a new entrance and all of these works took place while the existing College was occupied. The works were procured on a two stage Design and Build basis with the Design Team being retained Client's side rather than being novated.

The Learning and Skills Council gave Approval in Detail to the £26m project in June 2008.

Pellings were instrumental in drafting the Funding application documentation which resulted in the LSC contributing 96% towards the total cost.

As Project Managers we were responsible for agreeing the procurement process, the project budget, submitting the funding application, advising on project programme, transferring risk away from the client, finalising appointment documents, administering the budget/cash flow, setting the Employers Requirements and negotiating the Contractors Proposal.
